There is no better time than fall to turn your attention to the roof. The summer heat is behind you, leaves are falling and the worst of the winter is yet to come. Use this period to find and remedy any trouble before snow and ice set in and make for pricier repairs.

The Case for Inspecting in the Mid-Atlantic

We get it all in this part of the country: the humidity and high winds of summer, the heavy rain, then a winter of snow, freezing rain and ice. It is a combination that takes its toll. A trifling matter in September could be a major leak in January.

Then when it gets cold, water under the shingles will freeze and expand. The cycle of thawing and freezing works to separate the roofing materials and admit moisture to your walls and attic. Better to put a stop to that now and avoid the expense and aggravation down the road.

What Your Fall Inspection Should Cover

With a pair of binoculars you can do much of the preliminary work from the ground. But for your own safety, stay off a steep or wet roof. Some of what we would have you look for includes:

  • Shingles that are curling, cracked or missing and compromising your roof
  • Any sign of rust, damage or looseness in the flashing at your skylights, vents and chimney
  • Granules in the gutters from your asphalt shingles, an indication they are worn out
  • Dark streaks, moss or algae on the shingles holding in moisture
  • A sagging roofline, which is cause for concern structurally
  • Gutters that are clogged or pulling away and not doing their job of diverting water
  • In the attic, daylight or water stains where they should not be

Gutters Are Part of the Equation

Your roof and gutters are meant to function together. If debris and leaves are allowed to accumulate, water will back up and run over or pool at the roofline. Freezing turns that into an ice dam and forces meltwater under your shingles. Once the bulk of the leaves are down, clear the gutters and see that the downspouts are putting water well clear of the foundation; it is one thing you can do to stave off a good many winter leaks.

Make a Point of the Attic

An inspection is not done until you have looked inside. On a bright day take a flashlight into the attic. Be on the lookout for mustiness, dampness in the insulation, dark stains on the wood or any light penetrating the deck. All are telltale signs of unwanted moisture.

Take the opportunity to verify there is adequate ventilation. Without it, heat and moisture are trapped, raising the likelihood of ice dams and cutting the life of your roof short.

Call in the Pros

You cannot see everything from the ground and certain repairs are not ones to do by yourself. If the roof is ten years plus or you have noted any of the above, let someone with the training have a look.

Our team has an idea of what the weather in the Mid-Atlantic will do to a roof and can advise if you are looking at a small fix or something more involved. Too often we have homeowners call only after the water is in the living room. There is no need for that.

We give you a free estimate so you know how things are before making a commitment and back our work with a 100% satisfaction guarantee.
